Reliant Capital Partners was founded to help investors get more deals closed with confidence. We kept watching good deals die in underwriting. Not bad deals — good ones, killed by credit committees that had no idea what they were looking at.

We underwrite the property, the plan, and the investor with a common sense approach. What’s the ARV, what’s the scope, what’s the exit, and can you actually execute it? That’s the whole conversation.

We’re deliberately in the middle of the market. A bank runs your file through committee and comes back in six weeks, after deciding your last three flips don’t count as experience with no explanation why. A small local lender knows your street better than we do but runs dry in month four and can’t fund your draw. Both of those cost you the deal.
