Leverage: Up to 100% of purchase and rehab for experienced borrowers, capped at 80% of ARV

Short-term financing for acquisitions, cash-out refinances, and repositioning, particularly where speed determines who wins the contract. We qualify the property rather than personal income, so no tax returns or W-2s are required, and pre-approvals typically come back within 24 to 48 hours.

Term: 6–24 months, interest-only
Leverage: Up to 80% LTV; cash-out refinance available
Property types: 1–4 unit residential and small multifamily, title in your LLC

Ground-Up Construction

Construction financing for builders and investors from foundation through completion. Spec builds are eligible and no pre-sale contracts are required. Interest accrues only on funds actually disbursed, and if you own the lot free and clear, that equity can serve as your down payment with up to 100% of hard and soft costs financed.

Term: Up to 24 months, interest-only
Leverage: Up to 90% LTC

Long-term rental financing that qualifies on the property's cash flow rather than personal income. We offer 30-year fixed and interest-only structures covering purchase, rate and term refinance, and cash-out refinance, and we will consider a DSCR as low as 0.75.

Term: 30-year fixed, fully amortized or interest-only
Leverage: Up to 80% of appraised value

Term: 3, 5, 7, 10, or 30-year fixed options
Leverage: Up to 80% of portfolio value
